All About Energy Efficient Mortgages

An Energy Efficient Mortgage (EEM) is a mortgage that credits a home’s energy efficiency. EEMs increase a buyer’s purchasing power by allowing qualification for a larger loan amount, while providing the buyer a better, more energy-efficient home. Like regular mortgages, there are Conventional, FHA, and VA EEMs. To get an EEM, a borrower typically has to have a home energy rater conduct a home energy rating before financing is approved. This rating verifies for the lender that the home is energy-efficient.

FHA Mortgages and Realizing the Potential In All Homes

This course will primarily focus on the FHA 203K loan program. This government program allows buyers to finance the purchase and renovations of a home with a single loan, up to 110% of the home’s future, or after repair, value. Renovations can be major rehabilitations such as room additions or installation of a well/septic system, or minor improvements such as painting and remodeling. The FHA 203K loan increases the home options available to buyers.

This course will provide attendees with an understanding of the 203K loan program, how the 203K compares with conventional loans, the types of sales for which the 203K product is most useful, the differences between streamline 203K and standard 203K loan products, and the activities associated with the 203K loan approval (ie finding a 203K Consultant, contractor bids, appraisals, contractor draws, etc.). The instructor will also provide case studies and examples of completed projects.

Home Inspection and Other Environmental Studies for Real Estate Agents

This course provides in-depth examination of the home inspection process. Agents will gain detailed knowledge of all aspects of residential home inspections, and be able to use that to strengthen representation of their clients. The course will cover home inspection compliance requirements, insurance, guidelines and standards, reporting styles and technology, seller inspections, general approach to home inspections, wood destroying insects, physical components of homes, environmental issues, and suggestions for walk-throughs.
